 This is quite a list! Thank you for taking the time and writing down the list. I am happy to say Ive already begun Rich Dad Poor Dad...which is a pretty good read for an investment/ real estate book/guide. Although I don't quite understand when Robert Kiyosaki talk about the government taking almost 50% through taxes. Does the government take that much? Never-the-less I will be working through the list - thank you Shawn for your huge help!

 Thank you Phillip! Websites are a fantastic way to gain exposure. In fact a web presence has been shown to increase sales and expand your network...like BiggerPockets for instance. I would love to give a crack at making your website (if that's what you were hinting at), but lately real estate has taken up quite a bit of my time. I didn't know how much until a few days ago. I guess I was naive to think I could do two professions back to back as well as go to school...now I know better. And you're correct - the real estate world is overwhelming. I need to choose an area to focus on, learn the basics and give it my all.

We are buy and hold investors after I had not done so well in stocks. Since than we have done very well between 25-40% returns on based on our cash on cash numbers. I highly recommend you also check out- the blogs, forums and listen to the podcasts. If you see a post you enjoy check out the persons signature.  I knew there had to be some sort of strategy in real estate. And its unfortunate to say that I may have rushed to buy the first two properties in Fowler. That being said I'll try to make the most of it and later on come up with a strategy. I like your perspective Elizabeth. I will check out the blogs, and podcasts and personal signatures. My boyfriend had hinted at how much know-how I had to learn before I could even be remotely successful, and haven taken some time to browse through the blogs, posts, forum on BiggerPockets i now know that there's a MOUNTAIN of knowledge I need to absorb. It's scary and exciting. And I'm up for the challenge.

 It's a professional way of saying 'gambler.' But it's more complicated than simply gambling like how a normal joe would gamble. It involves choosing a skilled sports handicapper and understanding how to bet (there's an art to betting, especially with exploring the options of parlay, over/under, spread bets, if bets and straight bets). Like how stock investors use progressive reports, some number crunching and a bit of luck for their stock portfolios to make a comprehensive outlook on certain stock options, sports investing uses a similar system to make a comprehensive outlook on certain sports picks.

1. Read all the "Free How To Guides" found on Bigger pockets (BP menu bar Learn -> Free How to Guides)

2. Start listening to the Bigger pockets podcasts from episode #1 until you are caught up...maybe a goal of 2 podcasts a week?

2. Join your local REIA & network with like minded people

3. Identify others in your area from Bigger pockets and network with them

Since you probably are more comfortable on the construction side of the business, it probably make sense to learn about

  • How to identifying potential properties (MLS, direct mail marketing, online marketing, driving for dollars etc. etc.)
  • Communication skills for interacting with sellers 
  • Analyzing a potential investment

Hi everyone! My name is Christy Hall and I just got into real estate. I am always looking for ways to invest my money. In fact before real estate I was into sports investment and stocks. I scored big on sports and still do, but failed at stocks. And as the profits started to pile, I wanted more ways to invest my money. My boyfriend opened my eyes to the potential money that could be made from real estate. So I scoured the net for useful websites and found this. After reading some of the forum posts and Im excited to be apart of your community and I look forward to meeting bright informative people and making some serious connections.
