@John Santero do you have standard "bulletproof" modifications you make on all of your C/D section 8 rentals? If so, what are they. I am assuming tile flooring is best...what are some other suggestions?

@John Santero Thank you for your input! I am starting to see that. When I run the numbers there are many decent options coming in at 13%-15% Cap and 30%+ cash on cash return. Do you have an section 8 properties in C/D areas in your portfolio? If so, what has your experience been with tenant upkeep?

@John Tilstra thank you for reaching out on my post! I'd definitely be interested to know what areas you'd suggest focusing on as well as who you're using for property management. I haven't lived in Chattanooga for 12 years; I know a lot has changed.

Hello Bigger Pockets community! I found the Bigger Pockets podcast about 6 months ago; I've learned so much from the podcast!
