Welcome to investment world of real estate.  When the owner lives in one of the units; you can ask around for credit unions and banks for loan purposes.  As some institutions have different requirements when it is partly owner occupied.

There are real estate meet ups in the area that you can attend and gain insight.  Even the regular RE meetings would give perspective on buy-rehab or rentals.  Some of these would help you to know how to add value by buying distressed asset too.

Welcome to BP, @Bethany Rogers I would say that duplexes are feasible for most people in the A2 market, and you can sometimes find houses that are currently single family but can be converted to duplexes due to the zoning or the ADU ordinance for owner-occupied homes. Anything larger than a duplex is harder to find and there is fierce competition from investors. There is also an interesting little short-term rental market in town. Lots to explore.

Thanks @Sarah Lorenz - a duplex is certainly something we'd be interested. I'll also look into the ADU ordinance. I would love to pick your brain on how to think about comps in your experience.

@Sarah Lorenz is an investor/agent in Ann Arbor. She's done some very successful flips/renovations in the area and knows Ann Arbor prices like the back of her hand. She's closing in a few days on her latest and greatest live-in flip (911 Robin in Ann Arbor), which is being featured in the spring remodelers tour: https://expo.mlive.com/news/g66l-2019/04/382afc183...

She's also radio famous now as she was invited on to the local station to talk about her project!

Check out your local MeetUps/REIAs. Ann Arbor and Brighton are the closes, the other ones are a bit out but worth the drive. Southfield and Troy.
