I found 9 acres of Vacant land I want to purchase. I have contacted zoning and planning to see if I can do with the land what I want (good there). What other due diligence items should I look into before I purchase?

I purchased my first property this past Friday. It's a 3/2/2. I'm planning on renting out two of the rooms. I'm not sure if I should have roommates sign a lease since this a not a traditional rental. Does anyone have experience renting this way? What do you advise?

Hey BP Family,

I was driving through my city and saw a boarded up 5plex. I was able to find out who owns it and their address (out of state owners). According to the research I did they purchased the property in 2016 and are current on their taxes. I also found their FB profiles and one of the owners also has a BP profile. What would be the best strategy to approach the owners in order for me to have the best chance at doing a deal?
