Personally I believe that there is a opportunity in every market. Rates 📈 home prices 📉. You just have to be consistent and keep a eye out. Then once interest rates lowers and the numbers make sense, refinance!

Hi everyone,

I understand that I would not need a W-2 if I have a co-signer, but is that the same for if I had a co-borrow? I have other sources of income but do not have a full time salary job.

I've been thinking about buying my first investment property but currently encountering road blocks! Especially in getting a mortgage, but I feel like my case is a little special. I was wondering if anybody is willing to share their experience with a broker or have any advice? 

Questions:

Where can I found the best broker in my area?

In this market how low can a broker get the rates lowered? 

How much does a broker typically cost?

What types of mortgages do you offer?

Are brokers able to find a mortgage lender that would be more understanding to my situation?

    2. Research the local housing market: Research the local housing market to determine the demand for rental properties in the area. Look at factors like population growth, job market, and average rental rates to determine whether the market is favorable for investment.
    3. Consider cash flow: Cash flow is the difference between the rent you collect and the expenses you incur for the property. When choosing a rental property, focus on properties that have a positive cash flow and will provide you with a steady stream of passive income.
    4. Look for undervalued properties: Look for undervalued properties for various reasons such as being in need of repair or in a less desirable location.     I was listening to one of the BiggerPockets podcasts with Craig Curelop about house hacking and found it very informative. I was wondering if anybody faced any challenges that they wish they knew before they started house hacking and how they overcame that challenge.

    Practicing deal analysis and was wondering if this investment would be worth it. I plan on using my VA loan. The actual price is $265,900 but plan on offering $220,000. The area is a very nice and safe gated community. It's very close to elementary, middle, and high schools.

    questions: 

    Is the Monthly Cash Flow normally expected to be around $100-300 or is that the lower end?

    Is there anything that I'm not inputting right when doing this analysis?

    Description: It has 3 Bedrooms, 2/1/2 Baths, on a spacious lot that offers arched room entries & crown molding in the entry/formal dining area. Family room is well lit w/lots of windows. Kitchen includes Granite counters, Tile backsplash & stainless steel appliances. Upstairs Primary bedroom has a sitting area and bath has double sinks, shower/tub combo, linen & walk-in closet. Two secondary bedrooms & a full bathroom up. A Raised deck to enjoy in your back yard.

    I've started analyzing deals for practice and wanted to see everyone's opinion about this deal. Only one of the 8 houses has been remodeled and leased out, the other 7 houses need a lot of work. Would this be a good BRRR investment?

    I'm pursuing a software engineering career and am currently enrolled in college. I am also trying to start my real estate journey at the same time. I would like to learn more about real estate and have more connections within the industry. Is it a good idea to pick up a license (exp: real estate agent license, appraiser license, home inspector license, etc) and work part-time with the license?
