Thank you for the reply. I have worrked on my letter and pasted it here. I know it's long, but it's nearly impossible for me to get what i need to say in any less words! It may not have formatted correctly, but you get the idea. I wrote it for a developer who has 2 centers I would love to manage.

Dear Mr. Adams,

My name is Bernadette Schuller with Signature Commercial Real Estate Group. I am a Property Manager and Leasing Representative specializing in retail properties. I greatly admire the Ellard Mercantile Exchange development, along with Crabapple Mercantile Exchange. They’re beautiful!

The purpose of this letter is to introduce myself and the exclusive services Signature Commercial Group provides. These historically inspired, striking buildings are of great interest to me and the clients I represent. A keen understanding of the market and the prospective retailers for this location is essential for its success. I pride myself on being able to offer solid market research, sharp leasing performances, personal international relations and perspective, and dependable management services. I truly believe that with leasing and management, it is the quality of ones efforts rather than the quantity of properties one represents. This alone sets me apart from the competition.

Signature Commercial Group provides regulatory compliance of retail property management, retail leasing services, and solutions for our clients that maximize the productivity of their real-estate investments. Communication and excellent tenant relations are fundamental!
• providing you with monthly and annual financial reports, so you always know how your property is performing
• tracking and invoicing tenants for CAM charges
• maintaining and keeping your property in exceptional condition and undertake specific preventative maintenance processes
• professionally marketing your property to minimize vacancies and maximize income via my numerous industry related affiliations and web presence
• overseeing the leasing process (if requested) finding qualified, suitable tenants, and professionally managing every aspect of the landlord-tenant relationship
• overseeing initial tenant improvement installation and/or renovations
• collecting rent and late
• ensuring that your property complies with federal, state and local laws and regulations
• maintaining insurance policies for the property and coordinating the payment of all property expenses
• responding to tenant requests in a prompt and professional manner

• providing you with a successful advertising strategy that keeps your property rented
• credit and background screening to insure your property is respected

If you lack the time needed for the day-to-day management of your shopping centers, then you need someone with extensive expertise in the field that can be the catalyst for your property management requirements.

By the way, my fee is 5% of all rents collected for each property. However, if you are not satisfied with our services within the first 2 months, there will be no charge to you, unless a tenant has been procured for your shopping centers through our efforts.

I am prospecting to commercial retail property owners, REIT's and investors looking to do 1031's. I do property management and leasing. Any advice from owners/investors out there on what they are looking for SPECIFICALLY from property managers that I could put into a letter? I have a rough draft and am meeting with a marketing company next week to discuss options. Also, does anyone have any leads that may benefit from my services in the Atlanta area?

Hey Cobi,

Thanks for the reply. I am definitely looking into Wordpress. Just trying to figure out what to put on it once I get it going! I'm also looking into the blogs on biggerpockets. I'm also figuring out Tweetdeck. It just takes me awhile! I came across Minggl, which is a social interaction manager. So I can keep FB, Twitter, etc all going off of on one site. It looks pretty cool.

I have been working all day on getting Tweetdeck situated so I don't have to log into every site to update, etc. Then this site Postperous.com is asking me to do the same thing through Tweetdeck. Does anyone have any advice? There's too much out there! And does anyone have a time guess-timate on putting a blog together? I have some great links to designs, Wordpress, etc., but need to know the amount of time I need to initially invest.

Hi Josh. Thanks for the welcome. I am looking to purchase a PM franchise, and am currently doing retail leasing. The font is very small on the forums and my homepage. It may be my computer.

I am a newbie (at least on BP!) and am eager to learn more about Property Management and International Rentals, and maybe find some good leads, or at least ideas! This looks like a great site, if I can figure out how to make the font bigger!
