@Joshua Adlam Thank you for your response.Those are actually the things I looked for.I interviewed a couple and found that majority of them had hidden fees in their contract and some wanted to basically take control of my property to where I had no input in the matter. I learned from my first experience that you cant just hire any PM

Im SUPER excited!I have my FIRST rental. But im also nervous.Im not sure how this is going to work out for me. Since Im always at work I hired a property manager and has put all my trust into them.In your opinion what constitute as a good property manager?Hopefully everything works out for the best.Now my question is,eventhough I only have one investment,should I hire a lawyer just in case anything were to happen on my property?Or I shouldnt worry about that until I actuallly start building my portfolio???

Im thinking about house hacking my house.If I were to do this,do I need renters insurance if I still live in the house???

Thanks for your response @Michael Carbonare Thats actually my current problem.I live in SWFL and its ridiculously expensive to even try to start investing here. I want to invest in a cheaper area but my problem is my job.Its so demanding that Im at work majority of the time, so I dont really have time to do anything.I can barely get a day off to look at houses in another state.How do you guys invest in different areas?Do you set up appointments to view the houses and take time off to visit?

I want to invest in a different state than where I live but Im not sure how to do this.Is there anyone on BP who are absentee landlords and are doing well investing this way?I would love to hear stories of how you started and how well its going.
