@Michael @Michael Baum. Yes I noticed those same concerns as well on the cabins needing updated. When we were there a few years ago it was in good shape but there are definitely  things I would change to help improve the property... change out some of the RV spots from electric only to full hookups, remodel the rec building to make it more enjoyable for guests, remodel the cabins that are outdated, etc. 

As far as financing we thought about seeing if the seller would finance part of the purchase and bank financing for the remainder but haven't gotten that far into it.  SBA is a very good idea and may be a better option for sure.

This property definitely has great potential and multiple revenue streams with it offering wedding services, family reunions etc but in talking with the agent it seems it hasn't been managed well over the last few years and needs someone to come in and breathe new life back into the property.

Hello, 
My husband and I are small multi family investors in Kansas and found a vacation resort on Table Rock Lake we would love to purchase if it makes financial sense. We have personally stayed at this resort many years ago and thought it was such a beautiful place and if it ever came up for sale would love to buy it. Well its now for sale !  

We are not at all familiar with this type of investment and would like any help or tips we could get on how to manage a resort. This property is located on almost 10 acres, has 32 RV and Tent spaces, 14 houses that sleep 120 people, boat slip which hold 12 boats that are rented out, a pool for guests, a rec room for guests with seating, tv, pool tables, etc., a small general store and much more.  There is also a main house on the property that my husband and I talked about living in so we could be at the property to manage everything. We would of course need to hire part-time help as well. 

If anyone has dealt with this type of property I would love to pick your brain as I have lots of questions !

My husband and I would like to attend a investor conference in 2020 and I'm unsure of what would be good. I have heard good things about Think Realty and Best Ever Real Estate Conference. We are new to investing and want to learn whatever we can about rentals, flipping, how to build cashflow and more. Which one would you all recommend ?? Is there any other conference that would be a better fit for newbie investors??
