I am currently in Northern Virginia and finishing up my last year at Vtech so I will be doing this virtually so I can’t drive for dollars. How would I be able to access those pre-foreclosures without paying for a list?

I am beginning to do on-market wholesaling because of the free marketing and opportunities but I don’t know if Richmond is good for that. I just got Privy, and I am not seeing many fixer uppers on the mls for good wholesale deals. Is inventory just low because of the holidays and looming correction or is this typical in Richmond and should I continue to do on-market if I have a low marketing budget?

As a new wholesaler, I have been doing agent outreach to get leads for my business. Usually they are on market but the ones I am currently looking at are off market so how would I compensate the buyer’s agent who put me on an mls search if the seller isn’t paying comission?
