I have a tenant that wants to install a fence in the backyard of my property for their dog. What are some things I should consider for this scenario? Is there documentation I need to establish for when the tenant leaves? Who will be liable for maintenance on the fence, etc. Do I need to get my real estate attorney involved to draft up something?

My brother and I own 40 acres of farmland. 50/50 split. I was wondering how does that work if I wanted to use the 50% I own to get a line of credit on it to purchase rental property?

Have you guys ever heard of real estate agents charging an additional investment fee as my buyer agent? This would be on top of the commission they get from the seller.
