Hello Kim,

If the tenants are on a MTM lease, just give them a 30 days notice to move out and no explanations. They have the right to give you a 30 days notice if they want to move and so do you. Remember, don’t give them a reason, that’s what I did with a tenant of mine in the past. She wasn’t happy but she is gone though.

For me, eviction is always a no. She knew the repercussions, she could have made the right decision and leave before the eviction but decided not to. I would move to the next applicant.

Hi George! When I list something for rent, the only way I take the listing off market is when I receive a security deposit. Without it, I keep looking for a tenant and whoever meets the requirements and has a security deposit gets the place! Simple as that.

Buying and selling real estate is how I make some of my living. Saying that properties are selling for less than what they sold 30 years ago is wrong. Cleveland doesn’t get the appreciation that some other cities do but nonetheless appreciation is up unless we are talking about East Cleveland which is not part of Cleveland.
