Hello everyone i hope everybody enjoyed the holiday. So i decided to sell and use the money to get a single family because my father moved in and now i need more space. Now i have another situation. I'm currently house hacking a duplex and i want to refi to get another property when we move into the SF. When we move out the rental income will be 3300 total for both units. Mortgage is 1589. It will appraise for 400k min. i paid 220K .From my calculation when i refi i'll have negative cashflow cause the mortgage increased . Please help

@Barry Pekin that is kinda what i want to do when i get it under contract keep it for my self. I was just trying to figure out ways to get my next property with out having to put down 20-25 percent down because i low on my own funds right now.

This might be a silly question/idea. 

I would like to know can i wholesale a deal then use a hard money to buy it for my self to fix up and rent it out ,then of course refi out of the hard money loan. I thought if i can do that then i won't have to put a big down payment? 

I just raised rents and do every year.

 I didn't try to appeal the taxes because i thought it would be a waste of time. I increase rents every year 2%. I only pay the water bill and the hallway lights so not sure if i can reduce expenses. My long term plan is to get 10 duplexes/triplexes. I haven't talk to the tenant yet about leaving. Yes i want to be an investor. My other problem is i don't think the value increase that much if i sell.

Hello BP family. I have a duplex that i got in 2017 and the taxes went up to 9k, more than doubled. That ate up cashflow so now i'm breaking even. Also one of my tenants has not paid since April, so now im thinking maybe i should sell it. Please help?

I just went through the same thing but for minor stuff like loose toilet, missing outlet cover, no vent in half bathroom and water stain in ceiling. Every year its something different with a different inspector. My property is in Newark and i failed twice so i don't get the section 8 part of the rent for this month.
