Post: First Accounting Job / Experience

Decided to go back to school and work towards getting my BA in Accounting.

I’m very fast at learning and applying new applications. I don’t know how long I should wait before attempting to find an entry-level accounting job, or an accounting paid internship. I currently have an alright paying job, but offers no comparable skills.

I just don’t want to wait the full-time of school before attempting anything.

Please offer any advice or sources!

My wife recently became a licensed Florida realtor within the last month and is making her first sale. The buyer was someone she knew personally so there wasn’t too much advertising needed for this client. I was wondering if there was any strategies to keep the ball rolling as far as getting her name out there to new clients? I imagine it’s difficult around the first couple sales since there isn’t much credibility to the business. This is mainly in ignorance on my part, and any suggestions will help.

Side note: Any gift ideas for a first time Real Estate sell? Lol she’s been working super hard.

@Wayne Brooks ok so if I have this right: If I put $300 in my auction account, that means I wouldn’t be able to bid above $6000? Does that mean I can’t override this during the auction?

I think I remember seeing some extra fees on one of the county sites I was looking at, something like .70 for every 100$ spent on postage

So the minimum bid reflects the included unpaid taxes of the previous year(s), but not the current years taxes?

Now that I feel more confident in bidding on my first property, I am unsure/concerned about prior/following costs. How do the deposits work (FL for example)? Each county seems a little different, but how do I calculate what I am depositing? Is there a preferred method most likely out of driving distance. 

Also, besides paying the deposit and bid amount, are there any hidden fees to take into consideration? Extra court costs, back taxes, etc.?

@Wayne Brooks So deeds are the way to go?

@Bruce Lynn Classes always worry me since it’s good info, but you really get more mileage out of coaching/mentoring which always costs some much higher amount and even then isn’t very focused on the individual.

Since the competition seems pretty crazy is the OTC liens/deeds ever worth it or are they overlooked for good reason?

@Wayne Brooks That’s crazy low. Is florida “swamped” with lien investors and I should look to other states, or are deeds the way to go? (Lots, SFHs, etc.)?

How should I determine my bid amount as in what’s a good rule of thumb for what im financially willing to spend? There’s the initial fee/deposit and then the final bid amount, but what about after that? Should I also factor in quite claim costs or maybe quit claims?

Sorry for all the questions on questions but these have been just weighing on me.

Essentially Florida is where I want to start since I reside here, and I was researching deeds moreso than liens because it was hard to get and real answers about deeds so I thought liens might be a safer investment and I can invest while I continue researching deeds.

How do people handle Liens year round? Do they have a schedule since you mentioned beginning of June for Florida will they invest in different states each month so that they redeem on an annual timeframe?

I haven’t invested yet on Tax Liens and would love some questions answered that have been hard to research. If anyone has some time to help I would really appreciate it. My questions would probably be random, but it would help fill the gaps that are making me hesitant to take the plunge.
