Improve a few units and added a bedroom where it was possible.

Great finance is curtail, close your interest as fast as possible.
Have you taxes done as soon as possible.

Just bought this 10 unit with 5 new investors.
Planning to lease the 3 empty units and raise rents on the current ones.
Aiming for at least $9500 monthly cash flow.
It won't be easy but those are the market prices so hard work will get me there.

Hi, I did not plan to sell it at first but because it was hard to manage a property in that area I put it on the market for a high price. I told myself that if a good bid above market value will come I will consider taking it and it did.

In this case, I bought the house for cash and I am planning now to take a loan over it and buy another one.

Single-family residence buy & hold investment in Chicago.

Purchase price: $75,000
Cash invested: $25,000

Bought the house in ok conditions.
I fixed the garage, added a bathroom in the basement, and made it into a 4bed 2 bath.
The basement is also ready for the bigger renovation I will do before I sell it.
For now it a great rental.

Hey @Jonathan R McLaughlin, you are right I meant 9% COC. If you look at ROI it is much higher because I increased the value of the property and prices are already higher.

If I take a 2% as an estimated annual appreciation and plan 10 years in advance I get around 13% ROI, but it is hard to say in advance.

Sale price: $101,500

Bought this 4 unit in bad condition and without tenants.
After fixing the place I brought good tenants that get help for paying rent - like county assistant.
COVID19 made it difficult to handle tenants in that area but hard work paid off.
I sold the property to take over a better deal
