@Fasil Khan doesn’t NY have the same thing? I’ve heard agents and staff at my Keller Williams mention “going referral” for a few years when they were too busy with family etc.

@Christopher Giannino interesting to read this. I am not currently on a team. One week in to joining my local Keller Williams. Enjoying the training and happy with my choice of brokerage BUT part of me wishes I had one serious mentor type to go right to with all my questions. Thinking if I’d joined a team perhaps I’d have that. I’ll sort it out but it has occurred to me!

I’m just north of Brooklyn but in Brooklyn twice a week. I’ve got an investor with a load of cash looking to get a building in Brooklyn.

Eric, welcome to the forums. I myself am quite new to these forums, too. I'm originally from Northern New Jersey but now residing in Brooklyn New York. My wife and I are looking into northern New Jersey for buy-and-hold properties as well. Feel free to direct message me with questions, etc. As I say, I'm still new but I have been working pretty actively on this for the past couple months. Good luck with the process!

Hey, I bought three existing businesses and successfully own and operate all three of them right now, plus another two. To be a little more specific and see if this applies to you or not,these were bars and as soon as I first purchased them I did indeed close them for 1 to 3 months when I did renovations. I've then reopened them under different names but I did retain some employees. It may not have enough relevance to your post but if you're interested ask me anything.

Hey @Mike Roy wanted to say I really appreciate your take on these numbers. I love the original thread and I applaud his approach but your realism and conservatism resonate with my experience, allbeit in a different field.

Great thread! My wife and I are planning something very similar but only now in the long research phase so it's nice to see real world examples. Also, I grew up in Passaic and spent all my youth in those exact areas you are talking about. While I live in Brooklyn now (we're renting) I would love to do your approach in that same neck of the woods.
