@Roy N.Yea that seems to be the general consensus, and I can't say I disagree from what people have been telling me. I guess I'll just have to keep looking.

I came across virtual wholesaling while listening to the BP podcasts. What are your thoughts on virtually wholesaling in American cities. I can't remember the exact details but it follows a normal joint venture deal but with the partners in different cities. One markets, other one negotiates etc.

@Roy N. Thank you for clarifying, I was really confused.  So, if you don't mind sharing, how do Canadian wholesalers go about finding properties to market to? Because those are a list of all the strategies I've read and heard about.

Where do find public records on properties, for example defaulted mortgages, tax liens, probates, equity, absentee owners, comps, code violations etc.  All the apps and websites I've read and heard about don't work in Canada.
