Michael- yes i am sure they dont have deposits, it turns out that one tenant was the son of the last owner and the other tenant was a employee of the owner. Also why the rents are so low

I just went under agreement on a duplex, but it comes with tenants in both sides.  This is the first time ive inherited tenants and wondered what everyones process is with new tenants.  They both have leases that ended and are now month to month.  Also the rent is well under market value so i would like to bring that up to market.  Also there is not any security deposit as the last landlord did not require it.  Any and all advice that you have would be great.

I have a tenant who is trying to get some assistance with his rent payments, the organization that he is working with wants me as the landlord to fill out a W-9 form. They say they need it as a receipt.  Is this correct?  Any input is appreciated thanks

I had a tenant ask if I would device their lease into to leases?  Basically he's trying to get rent assistance and my the rent is to high for him to qualify. So he is asking that I sign two leases with him. One for $750 and one for $175 toake up the total $925 monthly rent.  That way he can take the $750 lease to them and get funding assistance.  I'm am open to any thoughts or problems you see with this ?

I search Craiglist and Zillow to see what other rentals in the are going for.  Rentometer is another good site.  Then I usually pick the average price and go with that so I am competitive.  You can always adjust your price if you don't get any interest, also too many calls may mean that your price is to low
