Just starting out 1-have mortgage, personal loan, and car loan. 2-not much extra money 3- i want to start investing but when do i start? I listen to podcasts and read as many books as i can but I’m itching to do my first deal.

I know some by listening to podcasts and whatnot, but when it comes to experience i have none. Currently i have a mortgage, car loan, and a personal loan. Should i pay off at least the personal loan before buying a rental property? If not the personal loan should be paid off in about three years. Is there any way to get financing for close to 100% of the investment property?
