Hi Bao,

I live in the area, and the price really depends depends on which community its in. Initial thoughts though are that being from the 80s at that price sounds like a decent deal. Do you want to pm me with additional details and I can give you some feedback.

Ben

You can give FreshCoat a call.  Ask for Alex: 678-744-5447.

Jimmy, I just joined Solid Source and have been happy with the experience.  They do a 70/30 split (you/them) for the first 3 transactions, and then a flat fee of several hundred per transaction.  They also offer training and other benefits.  You can call Brian Cowling at 770-475-1130 ex 7998.

Thanks for the quick response.  I'm looking to turn my current residence into a rental in a couple months, and I'm just looking at my options.  I've heard a lot of good stuff about section 8, and am glad to hear that your experience has been so great.

I want to get the ball rolling sooner rather than later so I don't have a huge lag time.  About how long in Provo does it take to get approved to rent to section 8 tenants?

Is there anyone around that has section 8 rentals in Utah County (or especially in Provo)?

So I'm looking at a house that looks pretty good except for some seemingly minor foundation settling.  Does anyone in the Utah area have any experience with this, and can recommend a good person to contact (If they can do a whole house inspection at the same time that would be great-kill two birds).  Thanks!

So the problem with getting the owner occupied rates is that banks consider multifamily properties with 5+ units to be investment properties, so all the underwriting is done as it would be for any other commercial property.

Honestly it's surprising that they let you get up to 4 units as residential.  In other types of commercial property you have to use at least 50% of the property for it to be considered owner occupied.
