Thanks for the advice James! Really great ideas, especially having a set temp in the building and adding the baseboard heaters. Was it a costly expense installing your heaters?

I’m in the Payne-Phalen neighborhood, 10 min away from downtown. It’s an up-down duplex, 2bd 1ba, 2,500 sq ft. with off road parking. I would love to connect and talk more about your experience with investing in the Twin-Cities area.

I’m intrigued that you have two different approaches to having water included in rent with one property and have the tenant at the other property pay for their own. Is it more convenient for to have it like that?

Hi Everyone,

Im a newbie to the REI game, just purchased my first Duplex in St. Paul, MN and I'm wondering should I include utilities with rent? The water meter isn't separate and gas/electric is set up to where the top unit pays for their own but the bottom unit pays for the unit, the basement, and the common area as well. I'm thinking it'll be easier to put it all in my name and just increase the rent (avg. rent in my area is $1,200) but I'm not sure if it will cause my cash flow margins to shrink.

Any advice is greatly appreciated!
