Post: Roof Warranty Now Usless, Looking for Roof Inspector

Hello everyone!

So I am currently in escrow on a property that had a roof installed recently. Just found out that the roof contractor that did the job is no longer in business, so that warranty that the seller has.... worthless. Anyone have recommendations for a roof inspector? Will also take recommendations for someone that can inspect the plumbing.

Update - Finally got the tenants evicted! Now on to the next steps... getting the property ready again

Hello BiggerPockets crowd!

So I am finding myself in need of a lawyer, as I had to file a nuisance notice for one of my tenants. Does anyone have recommendations for a lawyer in Las Vegas?

So I have a rental property in Las Vegas, where my tenants have been unable to pay since May; they have otherwise been great tenants until then. Well this quickly burned through all savings I have made for this unit. After failing to get an eviction granted before the second Nevada moratorium, I was finally granted an eviction in December. Due to the moratoriums and the fact that my tenants have filled out the CDC declaration, however, has stopped the constable from heading out to the property with the locksmith. Also had no luck with the landlord aid application (CHAP) in December.

Now it appears that one of my tenants has been re-hired with reduced hours, so they would be able to pay something. My main question is, given the complexity of the situation, can/should I cancel the eviction and work a deal with my tenants to minimize the further losses I would otherwise incur (I'm assuming the moratorium gets pushed to September, and some cash is better than none)?

What, if any, legal issues may I run into if I do decide to accept money from my tenants?

Thank you everyone. The consensus is clear.

I have recently purchased a 3 bedroom townhouse in the state of Nevada. I am now looking for tenants. 

There is one person that lives in a smaller unit across from the one I'm renting that is interested in upgrading. This appears to be a good tenant, as I even had the chance to view her home and have heard only good things about her from the other neighbors (including the local gossip). 

The thing is that because of her commission based sales job, she can only consistently pay $200 less than my asking price of $1100. After talking to her, it appear that she can put down a deposit that would be equal to my security deposit plus $2700 more (let's call it partial prepaid rent at about $225/mo during the 12 month lease). 

We played around with the idea of her paying $900/mo and using the partial prepaid rent to make the difference. This would ensure that during her slow sales months, she can still meet her rent payment, and it could also be a large rent deposit in case things go south. 


I know that I would have to also work out how to plan for a lease extension once the year lease is done.

Has anyone ever worked out a rental agreement similar to this? What are things I need to consider?
