The idea of LTR in SFR is in my opinion the best place to start. There are many markets that this will work great. I have learned that in today's world of information you do not need to limit your investment to just markets you live in or normally travel to. The markets open up if you are not planning on doing the management yourself.


There are many markets that are growing in population and jobs throughout the country if you are willing to look at OOS investing.  Many of the investors that i work with find that when you find the right team to invest through this can be an easy and profitable way to invest.

 Thanks Todd! I have to admit the idea of OOS investing is a little intimidating for my first property, but your encouragement might be just what I needed to get over that self-limiting belief.

SFH/LTR turn-key is a great way to invest.

Have you looked at markets in the mid-south/mid-west? I think you would benefit from researching other markets with the capital you have etc. (Memphis, Little Rock, etc.)

Thank you for that insight Jaycee. That certainly explains why I haven't been finding any promising looking deals yet in those areas. I'm going to have to learn some more about how to better identify the markets that are appropriate for my investment strategy.

@Jaycee Greene I'd be ok with either. I've never rehabbed a property before, but I'm certainly not opposed to it, and I do like the idea of that forced appreciation.

Hey @Jaycee Greene! Thanks for the welcome! Right now I can contribute $50K to the purchase of a property. I haven't read up on house hacking yet, but I don't believe that living in the property for a year before renting it out will be an option for me.

Hello BiggerPockets!

I'm new to BiggerPockets and to real estate investing. I'm still getting up to speed with things, so I can't say quite yet exactly what type of real estate investing I'd like to pursue, but from what I know so far I'm leaning toward long-term single family rentals in the Colorado Springs area. I'm also considering the greater Salt Lake City area, as I have family there and am up there quite often. 

I'd love to connect with other Colorado & Utah investors, especially those in Colorado Springs and SLC. I have a lot of learning to do, and I'm looking forward to the journey and getting started this year!
