Hey guys! I just moved to Dallas and need a good CPA that really knows real estate investing . I have 10 units including a mobile home Park. Who do you suggest?

Thanks Jon. I fully recognize I messed up not collecting first months rent at the very beginning. Learning experience to say the least. I posted the notice about a month ago and my local attorney filed everything with he court 2 weeks ago. She got served last night and apparently has 5 days from now to leave premises.

Hey guys! I need a bit of advice. I bought two houses right next to each other in Springdale Arkansas. Immediately got two tenants in the houses and everything was fine until I never received first months rent from one of the tenants. I reached out to her and she gave me the usual excuses then started ignoring me. After about 3 weeks i had to formally evict her. Did I mention I live in Dallas? So having to evict someone from 5 hours away hasn't been the easiest. Anyways we formally served her a notice of eviction yesterday.. She has 5 days to move out. I am worried about here trashing the place. Is there anything that I can do to make sure she doesn't ruin the place?

Hey guys! I just got a rental property under contract in springdale, AR and was curious how you would finance this deal. Its two houses on one parcel of land in an up and coming area next to the square. I've got close to $100,000 in equity in another rental property in the same area that I could use, and have about $20,000 that Im willing to put towards this project. I used the rental calculator and after all expenses it should cashflow around $500 a month. My concern is i won't to put the least possible down, but then there is PMI. Also- the banks I've been talking to have mentioned 4.65% for 20 yrs. 5 yrs fixed. Doesn't seem great to me, but interested in what you guys think.

Really appreciate all of the help!

@mathew I've been a part of a deal like this. The approach I took, although it wasn't this many properties, was to get a sales price to acquire all 40 units. There should be a significant discount if you're acquiring her whole portfolio. Definitely makes her job easier. Then drive to each property and pick out the ones you're interested in and make her an offer using the discount rate chose from the beginning. It worked for me, but I was only acquiring 9 units out 15.
