About to start the remodel of this 1920's church near down town Tucson. The church is roughly 8,000 SqFt and our plan is to create a mix use space with 2 residential units and a 5,000 SqFt office space to house our construction, real estate, property management and consulting companies. In the early 90's a remodel on the church was started and they added roughly 4,000 SqFt before running out of money. It has sat in the current condition for the past 15 years.

We purchased the property along with 3 additional vacant lots and two run down properties for $325,000. We have since sold off two of the lots and one of the houses to investors who plan to remodel/build. We kept one house that we fully remodeled and rented out for $1,100 per month. Currently our total investment into the project for the church and a 1,100 SqFt 3/1 rental property and 1 R3 vacant lot is $170,000.

Our estimated remodel on the church is $400,000 (able to keep costs lower because of the in-house construction company). Once completed we are looking at roughly a 11 cap on the property and a very modern work space for our team.

Hello All, My name is Ben Riehle and am a new member to bigger pockets. I'm 25 years old and located in sunny Tucson, Arizona. I did my first property at age 18 and since have been involved in 75 plus deals. I have worked in all aspects, from locating, to remodeling, to flipping and property managing. My education background is an undergraduate degree from the University of Arizona in accounting and a JD from UofA's College of Law. I am a partner in a small scale brokerage catering to investors and nitch markets. Our management arm has around 300 properties under management in it's second year of business. On the real estate side we have 10 agents who primirally focus on flip and long term investment deals. Along with the brokerage, I am a partner in a construction company I started in 2014. I started the company after realizing I was spending so much time babysitting GCs on investment projects that I could do a better job running them myself. Last year we did roughly $1.5 million in revenue, primarily from in-house remodel projects. I have become a member at bigger pockets to gain more knowledge and connect with fellow real estate junkies. My goal is to create a vertically integrated, one stop investment option, that is scaleable in numerous markets across the country and I think that this site can help turn the dream into a reality.
