Hey Joshua, I hear you on as many good/bad reasons to invest there. It certainly seems that way from a newbie to the area. Glad to hear you still see it as a great market though. That's definitely encouraging.

I just started researching the Smoky Mountain area after reading the STR Long term Wealth book and listening to the BP podcast. It seems like a phenomenal market for short term rentals.

For those who currently own and self manage, I am curious what your experience has been like so far. Any surprises? Any recommendations for someone looking to get into the market? Are appraisal gaps needed to land an offer these days? Are Pigeon Forge, Gatlinburg and Sevierville equally desired?

It seems there are a number of sources to estimate revenue. What about resources to estimate expenses, accruals for capEx & maintenance and so on?

Hi Everyone - 

I'm now researching STRs in the Blue Ridge and Ellijay areas you were about a year ago. I'm curious if any of you pulled the trigger and if so whether you have any observations you might share? How's occupancy been? Have you managed to find reliable cleaners and contractors? Any surprises, good or bad?

Also curious if you have any recommendations for realtors.

Hey Marco - Congrats on the purchase. I'm chasing similar properties to rent but no luck yet. 

From talking with property managers in the area, the rental inventory is fairly low and demand is decent. One thing to watch out for is tenant's rent-to-income ratio. Recent stats suggest over half of residents in Flagler County pay more than 30% of gross income towards housing.
