Post: Landslide onto neighboring property

Hello,

I received a call from the owner of a neighboring property. Recent heavy rains in the area caused a landslide. My property is uphill from the other owners property. He is currently asking for my help to have an excavator remove debris from his property. There is other property damage that he has not expressed interest in getting help with. His insurance company has denied his claim. I am wondering if anyone here has had a similar experience and can provide guidance.

Hello,

I'm looking for some remodeling help in Arvada. 

I need bathroom rebuilt, most of the demo is done. Need to remove/replace bathtub. Tile floor and shower enclosure. I'm planning to do the rest but if the person working on the tub and tile is interested I'm open to discussing that work as well (paint/vanity/toilet). It is really small, only 5' x 5' of flooring. I do have another 5' x 7 bathroom floor to tile as well. 

I also need help with drywall. There will be some light patching and texture matching. I have a 10 x 10 room to skim coat as well. Also I will be hanging kitchen cabinets in this room - I'm open to discussing this work if there is interest. 

Let me know if there is someone you are confident to recommend for any of this work.

We are actively looking for a rental property in Indianapolis from out of state. Reaching out to the BP community for help. Can you provide any recommendations for property managers you have used. I'd prefer to hear from other out of state investors. Mostly interested to hear of people with great experiences when you've had them. Thanks for any help!

It appears the bank is willing to help out. If the business account is setup as DBA <LLC name> they will waive the internet banking fees.

Yeah - I've been thinking that myself. It's a rural place and small # of PMs there. Anywhere else I'd prob have replaced them already. Thank you for the reply!

Hello,

I have an out of state rental. I'm moving all business/rental activities into an LLC. I would prefer to have the property management company make the rent deposits directly into an internet based business account however they seem reluctant to do anything without paper checks. Are there payment platforms I can use to invoice them so they can make payments with a few clicks?

I have a local bank account (for convenience of the property management company) however the bank requires additional fees to have internet banking. 

Any suggestions?
