My partner just got a R3 zones lot in El Segundo but the lot is less than 4000 sqft, it has just one unit now but he wants to build 3 additional units. Is that possible? Any restrictions due to lot size?

3.5% down for multi family? How do you apply for this loan? Hard money lenders or non traditional banks? Would love more information.

ADU and renting both : issue with this is what happens after 2025? Owner occupancy kicks in? Or it's grandfathered? Huge confusion here.

I can’t find good oppurtunities in Inglewood (multi family) if you have any leads I love to see them. 

I personally went to San Pedro, opportunity yes but...but homelessness is out of hand. Needles and tents everywhere. Bad for “good” tenants in my opinion. No tech jobs are going to come in SAn Pedro due to distance ( IMO)

Questions

Owner occupancy is still off till 2025 for a ADU on a SFR, does that mean after 2025 I (owner) will be forced to live in one of the units on a R1 lot? or does it mean any ADU built before 2025 will be not require owner occupancy ever? Or only ADU's built 2026 onwards will require owner occupancy?

2) JADU question - 

R1 -SFR I built a 1200 sq ft ADU ( max) on a detached garage and now El Segundo city is
saying you cannot built any more JADU? Is this per CA law? I thought you could built JADU in addition to ADU? ( I have a attached car port and detached 2 car  garage on which ADU is built) 

3) R2 Duplex (Los Angeles). Can I build 2 additional ADU's on existing R2 duplex? So total 4 units?

4) R3 ( ADU) how many units and how many ADU's can I built on a R3 lot ?

Hi,

I have a some funds and thinking should I invest in a single family and built an ADU ( prob is owner occupancy) or should I invest in a multi family? What do you think of Gardena, CA

I don’t want to invest in Los Angeles due to the rent control and evictions laws.
What are my others City options? If any developer knows of a good ROI in good school districts let me know ( Beach cities like Redondo etc.)

Any new meetups near Redondo area?

Planning to build an ADU (Accessory dwelling unit) in the back, On top of my garage. My questions are
1) Is it better to get a "separate" address or should I ask for Unit A (main house) and Unit B (ADU)?
2) How does the property tax in Los Angeles work ?
3) Will I continue paying same property tax on primary and new assessed property tax on the "new" ADU ?
4) With the new SALT Tax in place, how much tax credit can I claim?
5) Can I claim the bank loan interest in my taxes?
