@Courtney M. welcome to BP community I think most of the investors here will help you out with some tips and tricks to speed up your REI. Personally, I strongly believe in OOS strategy (I have to :)). Best of luck and hope it will work out for you.

@P.J. Bremner You have truly inspiring story. Your path is definitely something I'd aspire for (moving on to full time REI). Thanks for sharing. Any additional advice for beginners (putting aside the importance of partnership) ?

Sure thing @Allan Bishop Jr.

I created a list of metrics that I use on state level, region level and property level.

For the state level I use metrics such as Crime rate, economic growth, population growth , employment diversification and on and on (If you want I can share the full list).

The states I've mentioned are starring at the top of the metrics I've mentioned (I realize it might have an impact on the house prices, but it is good enough to start with).

I'll look at the podcast. Thanks a million.

I started measuring target states before jumping into metro areas or cities.

I'm currently investigating Washington, Nevada, New Hampshire, Utah, Florida and Colorado. Seems those are leading states by the metrics I've defined (low crime rate, low unemployment, diversified economy, etc.).

Hopefully soon I'll decide to focus on one and dive into smaller regions within.

What about you? Any markets you invested now?

I attended once a real estate course in cashflow college, but it was purely theoretical and did not push for action (I guess I wasn't ready).

Obviously I've heard of both Rafi Mizrahi and Robert Shemin and even considered doing their course, but I wanted first to checkout the atmosphere and first understand if I'm made of the right materials.

Any recommendation @Isaac Geller ?

Shalom everybody,

This this is Benny from Israel. As I mentioned I'm a newbie to the BP community and so far I've been enjoying the forums and the podcasts very much. It looks like BP has a vibrant community and this is exactly what I'm looking for (I've been told more than once REI is all about relationships). So, I'm out here to make friends, colleagues and partners.

My occupation is high-tech employee but hopefully not for long :) as I plan to reach financial freedom in the next couple of years.

In Israel I have a rental property which does not produce the expected income, So here I am, looking for making deals in the US.

I'm interested in Flipping strategy to increase my capital but open to hear ideas from smarter more experienced investors.

Hope to get in touch and make some money together.

Hi All,

As far as finding deals there are million ways to do so: direct marketing, using locals, real estate agents, contractor tips, foreclosure ads and on and on.

If I'd wanted to start on a certain channel. let's say website browsing, which one would you recommend ?

I already know redfin, realtor and myhousedeals (putting aside Trulia and Zillow).

Have any other favorites ?
