Any chance that you could BRRRR it?  This would potentially work here if the ARV is higher than 100k.  We are a DSCR lender who can get to those minimums, maybe a little lower. 

However, if you can acquire using private money, renovate and then refi, you could be in a better equity situation and leave less money in the deal.

I am looking for a specific RE service, where if I find a property that looks interesting, then I can give that property's address to a person or service, and they will track down the owner.  After that they will also cold-call the owner to determine the status of the property and find out if it can be sold off-market.  Please reply (or DM) if you know of any service or person that provides this kind of service.
