In my experience a bank would lend you about 70% of the total costs once you have enough leases in place to cover the debt service plus a little more. On 10,000sf I would assume soft costs of $15-20/SF and hard costs of $150-$200/SF (depending on where you are at) so best case you are looking at an all in cost of $2.2M so you would need to bring about $700k to the table.

I was in CRE brokerage for about 10 years and earned the CCIM designation early on in my career. Definitely helps with credibility (mostly among other brokers) and ability to analyze deals. But it's a major time and money investment. I would maybe take the CI Intro course and decide if you want to pursue the designation.

Your rent is most likely going to be adjusted down to market average. But better to be a little on the high side as they probably would not adjust upwards if the rent was below market.
