Encountered the same problem recently looking at a deal that was comped as if it pertains to residential comps in the area and if you cut the asking price by 50% than you get to the valuation based on NOI which is more realistic.... I dont know how to explain it? ... maybe agent trying to transact the property on the wrong methodology or just greedy ....

Can a 12 Unit Multi-Family property be offered for sale according to residential property rates and not NOI ?

On projected current rates and Expenses based on NOI I got a valuation that is 50 - 55 % lower than the asking price which is based on comparable residential units in the area I was looking at ... in simple terms the price is more or less justified if you sold each unit individually but if you evaluate it as a multifamily property its 50-55% less than the current suggested price .... number example 4 mil asking price valuation (Residential calculation) vs 2 mil valuation (Based on NOI Multi-Family calculation)

The property in question is a "text book" built and zoned as multi-family property no doubt... 

Which Valuation is correct for the property ? it is located in the Miami Area.... Thank you

The talked about property is a townhouse complex ... so its owned by 1 company same as an apartment building. 

My questions are few pointer references in regards to how to evaluate this property and what to look for ?

Hey Guys, 

What is the difference between Townhouses Multifamily Vs Apartment building ? 

1. Are they getting the same evaluation metrics (NOI) ? or different Metrics ?

2. what check list should be asked when first walking the property ? 

3. Any things to watch out for ? 

little about the property 69 units (1 module of 3/2.5 and 1 
car garage 1600sqf+ approximately ) 

4. Is it enough to qualify for Dscr loan product  ? 

5. Are there any Multifamily Mentor groups / Meetups I can attend ?

Hey, 

I know how to extract previous property tax numbers. 

what I say is if tax is determined independently of a purchase price percentage or more or less the same amount as previous years or slightly above. It is just important to know for the tax analysis phase ?

What are the thing to be aware of when buying a Multifamily property in a Fema flood zone as far as insurance is concerned? 

1. is it very costly ? what are the potential costs ? 

2. can a new purchaser denied from purchasing new policy ?

3. does it matter how many units does the property contain (multifamily or single family ) and are they treated the same ?  

any information would be very appreciated as I live in florida and flood zones are a consideration in any

how do you guys calculate property taxes for a multifamily purchase in the most accurate way that will be reflected after the purchase for accurate rental analysis (prediction)  ?  

In simple words you see a prospect property and want to run the numbers and get most accurate income &Expense analysis ( I want to know the property tax number calculation )  

I live in Florida btw
