Looks like you assumed fixed costs of vacancy, maintenance, and CapEx each at 3% of rental income. I would do some more research on these numbers for your specific market. For example, I believe the average vacancy rate in the US is about 7% but varies by market. Maintenance and CapEx should be determined based on the condition of the property (ex. does the roof need to be replaced soon?) but 3% seems low IMO unless the property is new construction/ renovated. I would do some more research and be a bit more conservative with these assumptions to make sure they don't come back to bite you.

I was intending to look for a partner first, then find a deal to work on together with them. If I find the deal and negotiate it myself, I don't see how our partnership would be mutually beneficial. Would you mind explaining a bit further?


Deal is harder to find, but I would look simultaneously. Activities you do to find deals are also networking opportunities. If you surround yourself with real estate your JV partner can be found without even looking.

Hi everyone,

My name is Ben. I am a 19 year-old from the greater Boston area attending Fairfield University in Connecticut. Like many of you, my dream is to own an empire of income-generating assets. After listening to BP podcasts, reading books, and watching videos for years, I am finally ready to take my first actionable steps. 

My plan is to begin wholesaling off-market properties to cash buyers. This seems like a great way to not only take action and begin building capital, but also to gain skills and expand my network. Once I learn how to find deals and have enough capital, I can choose whether to wholesale, fix and flip, BRRRR, or buy and hold.

I have the time, the drive, the curiosity, and what I would like to consider a working knowledge of the industry; all I need is experience. I want to find an investor to JV my first deal with, who can help me learn the ropes in exchange for a share of the profit. I am also open to any suggestions, advice, or actionable tips that any of you may have for me.
