It has been a while but I found this in my post history and figured I should update it. Turns out this was caused by sagging joists that were cut in some places and not in the best of shape. Also, the upstairs was done as an addition which I suspect added additional stress. The "solution" was to sister the joists with new boards and put in a steel I-beam with jack posts that sit on separately poured footings. It still isn't perfect but I am glad the support is there and I think the rest of it can be fixed by leveling out the subfloor. If any of you notice sloping floors on a property definitely take a close look at the basement/crawlspace joists and consider something like this. Preferably BEFORE closing! It ran me a little over $5k :/

It's a basement and the area getting replaced is on the 1st floor. I'm thinking some more support may be required but we'll see.

Hey BP,

I have a property with sloping floors, poorly covered with tile. It was built in 1920, seems pretty solid, and normal for a property in the area (Oakland County MI). However, the slope is pretty bad and not really eligible for vinyl plank unless it is repaired. This seems to be above scope for a typical flooring installer but not bad enough for a foundation specialist. Curious to hear from those who have dealt with this before.

If you're doing a small multi family FHA is the way to go. 5% conventional is typically for SF. Maybe if you can't find a small MF you could try the SF rent by the room strategy?

Just closed on an owner occupant duplex yesterday so I was in a similar spot. How long have you been looking? It took me 5 months.

Yes, your realtor will direct you to MLS deals. Scouring the MLS, talking to wholesalers, etc. to find your own leads is a good idea. There are still a lot of benefits to having a realtor and the seller pays their commission.
