I’ve been in the Subto community for about 10 months and it has completely changed my mindset and life.  Pace is the biggest go giver to his community and out of the community as well.  You can come in and learn about absolutely anything and everything about real estate and so much more, not to mention meet anyone that can help you solve your dilemmas in your business.  Paces community and education is worth millions.  I have met some of my best friends in this community that are doing deals and are willing to help anyone that takes action to help them on their journey.  If you are thinking about joining don’t and just do it!

Ok thank you so much for the info that’s what I wanted to know.  Most flippers are netting 5-10% that’s insane.

So in Denver/metro what are investors getting or willing to pay? More along the lines of 75-80% ARV? Or not even buying properties right now. I'm basically wanting to dial in my numbers game. Thank you for your feedback

I am still in the education process of learning how to properly analyze deals, contracts, etc. I wanted to know if investor would be willing to comment on their minimum profit they would expect from a flip, about how many days it is taking for a investment to be completed as well as costs associated while rehabbing that may be unbeknownst to a newbie? (Insurance, utilities, closing costs…..) any comments would be much appreciated.
