Do you use an inventory software?  And is there verbiage in your contract about current replacement costs?  I bought most of my MTR material Black Friday 2022 and today's price is higher, of course.

This unit was MTR'd off of airbnb.

Howdy BPer's,

My wife and I just finished hosting our first tenants in our MTR.  Really nice folks, however there was some very minor areas of abuse that we noticed; missing sheet, pen stain on the comforter.  

How nit picky do y'all get with things like this?   Should I have them pay for these items?  I feel like big ticket things, say something over $200, that break are expected to be reimbursed, but want to know what you're doing?

Unfortunately pictures don't do it justice.  

On my FF House Rules I made a made a note in the Home information section 

"We do want to make everyone aware this older home has settled over time and the floors are uneven in some locations. Please know we have undergone rigorous evaluation of the foundation and can confirm it is perfectly safe and only adds that extra bit of character."

Just wanted to check with others to see if I need to be more vocal about this, or if this is sufficient.

Howdy BPer's, I've finished setting up my MTR and and working on getting it listed on Airbnb and Furbished Finder.  I wanted to get thoughts on how to approach notifying clients that this property foundation has settled and has wavy floors.  

I had the foundation inspected prior to purchase and it came back as normal age house settling, but its significant enough that I'd like to make tenants comfortable in their choice prior to discovering it when they walk in.

Thank you everyone.  It's good to know I'm on the right track.  First time jitters and I feel like I got a lot riding on this being successful.

My wife and I picked up a multifamily unit in LA County (Monrovia).  We plan on modifying our rental strategy by having one unit be a LTR, that is currently occupied and the back unit as an MTR.

The MTR is a second story, cute and quaint.  2br/1ba, nice size bedrooms, smaller bathroom but fully functional.   Galley style kitchen and separate laundry room.   Living room is snug and there is no room for a dining room and living room.   Even within the kitchen a dining table is not a real option.  I'm trying to think minimalistic European furniture options for a solution to a dining table. 

I was hoping to get peoples opinions of how to approach this lack of eating space in lieu of everything else about this unit being perfect for MTR.  We decided to go with a nice comfy living room as this was what we felt would be a priority for tenants. 

Thoughts and opinions are needed.
