I'm hoping to find a real estate tax advisor. I really don't want someone to prepare my taxes, it's fairly easy and automated, what I want is someone who can advise on strategy for minimizing my tax liability. I had spoken to Greyson a few years ago about this, but it appears they're out of the business now. 

Does anyone know someone who specializes in this?

@Jaysen Medhurst the lender prefers to keep the note to term and I'd like to accommodate him since it's the first deal we've done together and I hope we'll be able to do more.

What options are there for legally securing a private loan? Right now I've got a lien on one of my properties securing a private loan but I'd like to free up the title and secure it some other way, like with a bank account or other investment.

What options have other people used? The lender may be willing to hold the note unsecured but I'd like to have some suggestions. I told him the alternative is I'll just pay it off but we'd both rather keep the current arrangement.

@Nicole Heasley I'd have to check but I wouldn't terminate the lease anyway unless the tenants agreed to do it.

I'm just curious what incentives people think would be reasonable to offer as a starting point.

I had mentioned to them the possibility of buying it but they are planning to move out of the area.

I think we're in a general economic bubble, and the COVID virus is the pin that has popped it. I could be wrong, but I see very little upside to waiting 3 more months to list it.

I've got a nice SFR rental that I've been planning to sell at the end of June when the current lease is up. I was already concerned about this market and now with the COVID situation I'm afraid the market could really dry up between now and then.

I have a great relationship with my tenants and would like to ask them if they would consider ending the lease early. They already know that I want to sell the house at the end of this lease and they already told me they are willing to help in any way they can, including let the home be shown before they leave.

I would like to make them an offer about listing it now and then paying them some amount if it sells and they have to leave early.

What would be reasonable terms for such a situation? Not that it matters, but the rent is about $1600/month.

That's for sure my biggest worry. We lived there before and know our neighbors. Also it's a condo, so there are lots of families around.

I agree with this. His wife seemed very nice. Even if he's convicted it may be all right. There's not much I can do anyway.
