Thanks Jesse.  I will remember to factor that in. I'm also trying to do some research to find out the requirements around pilings and stilts. It seems that some homes require them and some dont. I can't tell if it's actually a requirement or if it just lowers the insurance cost.

JOSEPH...my wife and are are looking to create a cash flowing rental business in a warm, low cost of living area, near the ocean. Preferably an area with potential for growth.  The Mississippi Gulf region seems to have all of this.

We live in Denver, but are interested in starting with a small 4 plex on the Gulf Coast of Mississippi.  Has anyone done this? Does anyone have a good agent, contractor,  inspector or property manager in that area? Any advice?
