Have been looking at a few rental properties in the Denver area. Trying to syndicate a deal here as my debt-to-income ration, and current assets are do not allow me to get into duplexes listed in the $700K range. Any ideas on how to find investors to partner with that would act as LP's on these deals?

 Likely 2-4 unit, but want to understand the differences in capital raising between the two.

Just buy investment properties. Im not quite sure if I will be residing in Denver this next year so not sure I can really house-hack right now. I can pull together equity from investors to syndicate deals and take out the debt in my name. Let me know if this sounds silly to you.
