Thanks George, you're right on all counts. I love my job/lifestyle but I don't want to have to do it when I'm 60. Not very handy unfortunately.

Is it possible to go inside and inspect these properties before they go up for sale? If yes do you just call the bank and ask for permission?

 Yes if you have an exclusive buyer agency agreement with them.

If I get an agent to set up an email alert for me on MLS and I'm interested in a property would I ask them to then make an offer for me?

I don't have any idea. I thought finding the correct numbers to put in the calculator was the tough part.

Just finished episode 20! of the BiggerPockets Podcast and one thing I've heard repeated a few times is "go walk your market" and "network." 

I'm a truck driver living in my truck and this is my profession for life. I'd like to get into buy and hold investing but I'm never in the same place long. Should I find an area with lots of job creation, buy some property and outsource everything to a property management company?

Hello friends! I was talking to another driver about savings and he told me he had some property he rents out using the services of a management company. I'm homeless, living in my truck with about 20k in savings. No hurry to buy, just educating myself. Any advice or stories from people in my situation will be read and appreciated.
