Women and Real Estate Investing: Good news ladies information is free and there are many successful men and woman in the business who respect you as a serious businesswoman in the RE business and will gladly be willing to step in on a deal to give you sounds advice/info (for free!).

This being said—- there are some (actually many) who simply do not believe that you are equal to them because you are simply a woman in the Rehab/Construction space especially.

My advice: TAKE SUPER ADVANTAGE OF THIS! Negotiation 101, identify what your opponent believes if your weakness (i.e Strength, Knowledge, Funds), bait and then take complete advantage of it!

They think you should be only be the Realtor or Secretary, Not A Partner.

STAY STRONG. BE BOLD. 👍🏽

@Russell Brazil CASHFLOW WAS 8K A MONTH GOALS. NET WORTH ESPECIALLY IS YOU UAVE A BUSINESS, IS BLUE SKY. CASHFLOW OVER A 3-5 YR PERIOD IS A BETTER ESTIMATE IMO.

Great Post... I understand your point. I just dont think we have reached a "trough" yet! When mortgage deferrments are no longer offered, stimulus checks have run through etc. Credit Cards are run through then I think we'll be reaching a trough 8-12 months from now.

In Vancouver, WA, yes this happens, though it is a case of under pricing until a Seller is convinced by someone else, a buyer, an agent that the price can be higher. Maybe the Seller was hoping to sell in 30 days and got an offer in 2 days? That would be a case to raise the price if possible. Many agents promise the world yet also need an immediate paycheck so convince Sellers to set low initial prices. 

There are more instances of over pricing and homes sitting that have not received any offers. I see many more homes falling into this category.

Many Realtors/Owners forget---- raising the price is still an option after recieving such a quick offer lol.... Rarely they think they can go up lol... Like it is a Sin to raise the price ever!

Awesome deal! Just to run an alternative strategy by the group that I used when I first got started. Owner financed with the seller a 4-plex. And spread the improvements between a Capital One card  and Home Depot Credit Card (payments not due for 60 days). Owner saw 30k going into his property and felt extremely secure with a couple weeks. Yes, you pay some interest if you go over time... But you get your deal done and can refi out shortly thereafter.
