What are some good websites or sources you guys have come across that produced or gave you quality leads for motivated/needing to sell sellers?

Would becoming a mortgage lender be a good way to meet many investors. I was thinking of becoming a mortgage lender while wholesaling on the side.

@Christopher Petrillo understandable, my minimum right now considering I’m new to market is 5k hoping to land at most 10k. I think once I’m more established and have built a good reputation for myself, that’s when I’ll be able to secure better contracts and have a higher fee such as 15-20k

@Christopher Petrillo so the 70% rule is basically ARV(.70) - Repairs. And that's how much you should sell or assign the contract to an investor for?

New to wholesaling and I understand that there are sharks out there who only want to make quick cash and upcharge the contract with outrageous numbers but I would like to genuinely make a career out of wholesaling and eventually move up to being a landlord. I was wondering if anyone can reference any tools to me on how to properly draw up numbers on a contract so that all parties involved will benefit from the transaction.
