Arizona landlords, what do you recommend for a residential lease agreement? I have a basic lease agreement right now but I think it still has some gaps. Should I try to complete it as best as possible and have the document reviewed by a lawyer?

Some of the deals advertise 8-12 cap rates, which doesn’t seem terrible to me. Is there some sort of catch?
