Looks like you've identified all the good options. After 16 years of Tenants Toilets and Trash we 1031ed NNN in 2019. Back then we were getting 1% positive carry e.g. Loans at 4% Returns at 5% but hard to find that these days...dollar is surprisingly strong. Might make sense to pay the taxes and invest in something overseas...$.02

Hard to give good advice without more info, but since You are single no kids it's hard to beat buying a single family fixer upper and living in it for two years and then selling for tax free profits....I'm a big fan of Waltham these days $.02

@Marc Andressen free advice on the Internet is worth what you pay. I think if you buy as tenants in common a TIC with shares issued then you can each go your own way at sale. You need a good accountant / attorney

If you 1031 you won't be able to go into REITS directly. A move into a REIT requires a process called a 721 exchange. A high price to pay for someone with a buy and hold mindset. Certain TIC syndications and Delaware statutory trusts round out your available real estate options


Could legally 1031 into a Delaware Statutory Trust AKA DST for a similar result...

Commercial. Did residential for 20 years and done with toilets, tenants and trash... but hard to answer your question without more context of your overall portfolio, investment objectives etc...strictly for beating inflation residential is probably the better bet as rents will adjust more quickly.
