The good news is your experience as a wholesaler means you know the market and have skills to analyze and vett properties thoroughly. But like others said, the lenders care about the deal not so much the person. So make sure your deal presentation is accurate, thorough, and convincing. A partner is only necessary if you feel you have a blinding weakness, need more cash, or don't have the confidence to tackle this first one by yourself. You just being here tells me you've got the drive to go do this, a partner isn't a MUST by any means. Fort Worth is your playground, go have fun!

Hello! I believe you cannot but wanted to double-check since I couldn't get a real answer out of my google searching... Can I purchase a house in cash and then refinance into an FHA loan? Thanks in advance.

Also I would say be very careful with wholesale deals around here.  ARVs normally way too high, comps suspect that they send out, repair estimates way too low....most often you don't get any real inspection period, so you're looking at $5000 non-refundable option money to put it under contract in your name with no chance to back out without loosing your money.  Most won't finance, so they're either looking for cash buyers, or you need to have solid hard money lender lined up that won't bail on your deal....or you can loose a lot of money quickly.

Thanks for the advice, Bruce! Thankfully I should have my realtor license in a few months here and be able to double-check numbers on the MLS. As for the inherent risk of wholesale deals, I absolutely agree. I'm doing my best to learn how to minimize that risk by double-checking information, performing quick and realistic analysis/inspection, and only considering deals where I can view the property with an inspector/contractor before purchasing.

@Jason Howell thanks for the advice. The issue is, sites like those don't always have the most up to date information since they are third party. A smart investor should always verify what they find on public listing sites with an agent with access to the MLS OR the public tax records. My struggle is finding the public tax records I need to perform due diligence without the MLS because I am not using an agent on a wholesale deal.

I am learning how to navigate tax records in Fort Worth, so I can verify deals that have been sent to me from wholesalers. I found the Tarrant appraisal district website, and that's about all I could find. It has general info, but doesn't mention the number of beds or baths, or really anything other than suggested land and property value, sq ft, lot size, and year. I feel like I have got to be missing something here. Any help is appreciated!

With this market, it seems daunting to find general contractors who have the time to work with you. I've had several ignore me just for asking for references, they are spread thin and hard to find. Does anyone in the fort worth area know of good ways to find GCs and build good relationships with them?

Some pockets that don't get as much attention as they deserve are Cleburne/Burleson, and Weatherford. @Jake Jordan I'm out here in Burleson, TX. I'm eyeing Burleson, Cleburne, Crowley, Mansfield, and that general area for my first flip this fall.
