Hey guys we have recently had our offer accepted on a listing in Cleveland and received our home inspection agreement. In it, it covers a vast majority of items but noticed optional add ons: radon, termite, surface/airborne mold, and water testing. All at an additional fee for each. Anyone have insight on this? Wondering if should all be included in the inspection.

Looking to build my team (RE agent, contractor, PM) and wanted references for our boots on ground. Investing in B/C class neighborhoods, 60-100k range.

@Brittany Woosley I am currently looking into the detroit/shoreway area as an out of state property. 2400sqft duplex with 6 br 2 ba total $100k. what does rent typically go for in the area?

@Jonathan Greene the new construction home is in the beginning phases at 47% lower than typical homes. Similar homes are averaging $512k. We bought at the ending phase of our current home. Wish we knew this earlier and gotten it at a much lower price. Although a quick flight away, you’re correct in the management portion. It has been discussed and we are looking into building our team. Thank you for the priceless knowledge and advice

@Kevin Hunter thanks for the reply and information provided. We’ll punch in those numbers for more of an accurate flow. Majority won’t be included considering it’s new development but will still set aside. Any experience with out of state investments?

Hey BP fam!!! Happy New Years. I am active duty military currently living in San Diego, CA. After months of research, my wife and I have decided to invest out of state due to the high prices in the SoCal area. We have narrowed our options for out of state to Phoenix and Atlanta where we would manage the property ourselves. 

For those who have gone down this path, we would greatly appreciate insight on a potential deal for a Tempe, AZ option. The property is for a 2,424 sq ft duplex new construction for $273k with each unit having 3 bd and 2 br. 

     "Zillow predicts the home values in 85284 will increase 11.2% (↑) in the next year.

  • This home is valued 46.6% lower (↓) than the typical home in 85284."

Mortgage is apprx $1100 PITI and Rentometer estimates a unit averaging $1600 monthly bringing us to a possible $2100 in cash flow.

We are looking for feedback from investors in the Tempe area, realtor recommendations, any and all additional information on location, suggestions are greatly appreciated.

Currently looking to start renting newly developed property. Refi from 4 to 3.25 with possibility of refi again down to 2.25 switching from VA loan to conventional. Mortgage at 3096, less with 2.25 refi, and looking to rent for at least 3600. still hesitant in making the jump to rent here in San Diego. Anyone with experience here in SD, or other cities, on options. really would love to get support in starting
