Post: Roof replacement before closing

I am closing on a house in a little less than a month. The roof was shot and the seller is replacing it as a condition to closing. Replacement will occur by a licensed & insured roofer and permits must be closed before we can close. I am in Florida and want to make sure there are no issues regarding construction liens.

I’ll require proof of payment and a release from the contractor, seller will sign a title affidavit, and the permits will be closed. I’ll make sure there’s no title exception.

Any other suggestions?

Hi folks, I just bought my first rental property and am preparing to list it for rent. What standard language do you include in your lease listing?

Here is what I’ve found that I may copy. The property is in Florida for anyone who knows of anything specific.

This is an Equal Housing Opportunity under the FHA. Applicable local, state and federal laws may apply. Lease terms and conditions apply. This is not an offer to rent—you must submit additional information for review and approval and enter into a written lease agreement with Lessee. Listed features may not be accurate; confirm details with a leasing representative. Avoid rental scams; we do not lease homes through Craigslist, SocialServe, LetGo or other classified advertising services.

Great feedback. I will give a PM or two a call tomorrow.  I want to initially self manage but eventually I’m sure we’ll pass it off. Might as well start building that rapport.

@Nathan G. Oddly there is very little on the market right around there. That’s one reason my realtor is pretty confident in the 1600-1700 range.

@Nicky Reader: I think you’re right about the BP and Rentometer one. I’m afraid the Zillow one may be most the accurate, and of course it is the lowest!

Zillow: estimate is $1425

Bigger Pockets: $1725 median, 25th percentile $1465, and 75th $1895

Rentometer: Average $1988, median $1960, 25th percentile $1758, and 75th percentile is $2219

There’s some nice two car garage places nearby skewing numbers I think.

I am trying to decide where to start rents at for my first rental house. I checked Zillow, Rentometer, and the Bigger pockets calculator. The results are grossly different. If think it’s maybe closer to 1600-1700. Anyone have any experience with one being more accurate?
