Hey John!

I am a local agent based in the Taunton area. I have not had first hand experience with rentals, but from what the MLS tells me, demand is trending upwards. Over the past six months, DOM for rentals averaged 24 days, and over the past month, about 18 days. That was just a quick and dirty statistic run, without filtering by rental class type, etc.

Some data pulled from the web shows job growth expected to grow at around 37% in the future. One site states job growth is at about 4% currently. Data from 2018 shows that 34% of total housing units were renter occupied. From my own research in the past, I know Taunton has the highest concentration of absentee-owner properties in Bristol County.

Hey BP!!

I am just getting into real estate, I haven't done any deals yet but I am learning as much as I possibly can through BP. I want to start analyzing deals just to get some practice and get into that routine, but as only a free user of BP, I only get 5 free uses of the calculators. I wanted to know if there is a quick way to analyze a posting on the MLS or Realtor.com to determine if it is worth it to plug some numbers into the calculators?

Obviously neighborhoods, house condition, market prices, etc. affect deals and where I should shop, but I just wanted to know if there is a way to quickly determine if the property is worth further analyzing just by taking a quick look at the numbers?

Any advice would be great, and thank you in advance BP users!

I will just be finishing my fourth semester in my bachelor’s degree in Entrepreneurship, so I will be a rising Junior. Besides listening to the BiggerPockets podcasts religiously, reading as many articles as I can, and networking as often as possible, what concrete steps can I take towards becoming a real estate investor?

I am typical college student who will have some loans to pay off come graduation and while I am saving money, I do not have the funding myself to jump into buying a deal. But I want to get started in some way while my excitement about real estate investing is new and expanding!
