Thanks Manolo.  I have read j Scott's book and I have a property that I need pricing on.  However I'm an IT executive during the day so I need a GC to help expedite the process.  If you or anyone else has a referral it would be much appreciated.

Does anyone have a good recommendation for a general contractor that is capable of providing walk through estimates for a flip in the Carmel area?

I don't have the money/connections to purchase a bulk lot like this, but I would like to tag along with anyone that makes a deal for the Indiana properties (especially if they are in/around Indianapolis).  

I don't mind offering my time/energy to learn how a large scale deal like this works out.

I am getting 4-5%.  I'm just starting out and investing in what I know (as well as turning a liability (my first house) into an asset).  As I continue to grow I will expand and seek out higher cap deals.

I think it heavily depends on your goals of investment. If you have a certain amount of cash to invest that may limit where you can look. Also who are your target renters? The closer to broad ripple the more renters there probably are but also the more maintenance you'll have to do between renters due to their likely age range and lifestyle choices. I don't know the specific area you are speaking of but I strongly believe you should take the time to determine your niche before buying the first property. It will help you stay focused and not just buy the first thing that comes along.

I live in the northern suburbs of Indianapolis (Zionsville, Carmel, Westfield, Noblesville) and am looking to grow my rental portfolio.  I've done the basics with traditional financing, but want to start learning and exploring more about creative financing and multi-family properties.

I'm hoping to find someone that wants to be a partner, mentor, investor in my next deal.
