@Jonathan Pavkov I wasn't sure if I would miss the summer window in which most families are looking to move to a new school system. That was the only reason why I considered this timeline. For everyone that has commented thank you! I am going to begin looking at ReFi options.

@Mak K. It will be 2 years in March 2022. I did notice there are some exemptions due to job loss, job relocation, and a few other ways to not pay capital gains tax on the sale.

@Sam G. What do you mean? My wife and I will not have lived in our home for 2 years so I thought I can't claim 500K of capital gains tax free?

@Caleb Brown We are actually looking at moving to Boise. Which is competitive, but not nearly as expensive as Austin. What do I need to do to 1031 my primary residence?

I am looking for advice on what I should do if I want to sell my home if I have not lived in it for 2 years yet. I live in Austin and the housing market is insane and I want to sell my home and move to a more affordable area and enjoy what the money could provide in terms of size in a different state. Should I convert the home into a investment property and 1031 it?

Hello! I have recently started purchase, flip, and sell Mobile homes in the state of Texas and was inform about needing an REI (A RETAILER, BROKER, AND/OR INSTALLER) in order to sell more then 3 homes.

Has anyone else who lives in Texas and sells home run into a similar issue?

Hi! I am a newbie to both real estate investing and BiggerPockets, but wanted to create my first post. My wife and I started our real estate adventure with a purchase of a mobile home that we renovated and then used that money to flip into a down payment for a triple plex! One of our streams of income to help pay for our real estate is through website design!
