I don't rent to past evictions. Just my own personal standards. I let some other landlord deal with that.

Not enough cash to invest at the moment.

Explain to the agent your reasoning for making the offer at that lower price, and if they still don't give the offer to the seller, get a new agent.

In a bear market, as a consumer/renter, would you want to risk purchasing a house, even an inexpensive house, if you weren't sure if your job would be around in the next year? Renting appeals to a lot of people as "safer" in a down economy, because they don't have to worry about losing their house in addition to their job, and they don't have to worry about their house losing value. Of course, there are people that don't see it this way, but a nice amount of them do.

Also, I try to avoid watching doom and gloom news. The real estate market does not behave the same way as the stock market.

I would show your agent how you came up with that offer, and if they are still refusing to make the offer on your behalf, then it's time to get a new agent.

Thanks, guys!

@Roy N., I'm in Illinois where there isn't a statute governing pet rents or pet deposits.

Good day, BP community!

I am looking for your opinions, advice, horror stories, etc on renting to pet owners. I currently own a 4-unit multi-family with a "no pet" policy. Recently, I have had to turn away two perspective renters because they were looking for something pet friendly. What is your opinion on renting to pet owners? Is it worth it to open up your properties to them? What kind of monthly fees or deposits do you charge? Are there any special clauses you include in the lease?

Obviously I am not including service animals in this discussion since they are a protected class. I'm just talking about your general pets.

Thanks in advance!

Thanks in advance!

Hi Cayce,

There is already a Joliet Investor Meet-Up scheduled for this month. Of course, you could always start your own, but this one has been going on for a while. You're welcome to come check it out!
